The Local Housing market: Duluth MN and Superior WI

Are housing prices going to go any lower?
Locally it's doubtful, as we have seen some neighborhoods actually going up in price. If you are on the fence as a buyer you may want to consider jumping into this market because there is value to be had and the potential incentives are incredible, especially if you are a first time buyer (or haven't owned a home in the past three years).

If you've been sitting back watching all of the housing issues nationwide, and buy in to the "it's bad everywhere" mentality, remember that real estate is very localized and just because there are areas of the country that are being hammered (Las Vegas, California, Florida, arizona, etc.) that doesn't mean there are problems everywhere.

So if you can't decide whether to buy a house now or wait try this: find a house you like and take 10-15% off the list price.... would that make you buy it? Ask a seller to pay your closing costs, put in new carpet, or paint it, etc. Don't pass up the value in this market place!

Note: However, this logic doesn't typically apply to new listings and bank foreclosures.


Interest Rate Update:

Locally, Conventional 30 year fixed jumped today to 5.125% and 15 year fixed jumped to 5.0%.

FHA 30 year fixed jumped to 5.375% and 15 year fixed jumped to 5.0% as well.
